You arrive in January, you do not know the town yet, and you are offered leases of six, nine, twelve months. Which one commits you to just what you need? The school calendar settles that — and what is free today settles the rest.
The MBA runs in five periods of eight weeks, and INSEAD is explicit: the first two are spent on your starting campus, and the exchange option only opens from the third. If Fontainebleau is your campus, that means sixteen weeks of classes here, January to late April. That is your floor. The rest depends on what you decide for P3.
Singapore, Abu Dhabi, Wharton, Kellogg. Four to five months is enough. Do not pay for six months in a flat you will leave in late April.
January to late June, about six months. It is the most common length and the easiest to get: an owner prefers six months to four, and you will feel it in the rent.
July and August are your cohort's break. If you want to stay — an internship, travel, a town at its best in summer — say so when you sign, not in May. In July, Fontainebleau fills up with Executive sessions and places go fast.
The trap: a lease starting “sometime in February”. P1 starts in early January. Three weeks of drift and your first group work happens out of a suitcase. Your lease dates should precede your first class, not follow it.
And a mistake we see often: setting a lease “through graduation”. The January cohort does not graduate in Fontainebleau — the December class graduates in Singapore. It is the August cohort that finishes here, in late June.

Rents run from €1,000 to €3,900 a month, with 9 of them under €1,200.

Of our 20 homes, 4 are a ten-minute walk from campus or less, and 15 beyond that — 9 between eleven and fifteen minutes, 6 at sixteen minutes or more.
In other words: we are a town-centre portfolio, not a campus one. If your only criterion is being three minutes from the lecture hall, we will not always be the right answer, and you may as well know that before writing to us.
What that buys you in return: 9 homes under €1,200, and they are whole flats. At the same price elsewhere in town, that is a room in a shared house — shared door, shared kitchen. For someone arriving mid-year, having your own front door costs far more elsewhere than ten minutes of walking.
Elsewhere, renting direct often means transferring one to two thousand euros to someone you have never met, in a country you do not live in yet, on the strength of an email exchange.
Here the deposit goes through the platform, and its return leaves a trail: collection and refund are timestamped, any retention carries an amount and a written reason, a receipt must be uploaded if the owner refunds you by transfer, and a button to confirm or dispute it once the money has arrived. That is not a promise of good faith, it is a procedure that leaves both sides with evidence.
4 of our homes have two bedrooms or more. That is few — and it is also the scarcest category on this whole market, because most shared houses exclude couples by design.
January is the hardest intake for a couple, for a simple reason: the flats that suit two people are let on full-year leases in August, and only a handful turn over at the year's midpoint. If you are arriving with a partner, treat September as your deadline rather than your starting point.
